Monona is the flattest ground we work on. The whole city sits within about thirty-five vertical feet of Lake Monona, and the lake's level is held by locks at the Yahara outlet, so water that pools in a Monona yard has nowhere obvious to go. Add to that a housing stock where more than half the homes were built between 1940 and 1969, and the common job here is not a blank slate. It is regrading around a settled foundation, replacing a stoop or walk that has dropped, and getting roof and sump water out to the street instead of back against the house.
Because Monona is surrounded by Madison and cannot annex, there are very few new lots. Nearly everything is a retrofit on an established property with mature trees and existing hardscape to work around. We also know that Dane County shoreland rules can be triggered by any soil disturbance within 1,000 feet of the lake, and that Monona's own erosion ordinance lets the city require a permit on slopes over 12% even on smaller jobs — worth knowing before a crew starts digging.
